A seal or gasket must fill the tiny gaps between two mating surfaces and hold pressure without letting fluid or gas escape.

Rubber is highly elastic (elastomeric): it deforms easily under clamping pressure to conform to surface irregularities and then springs back, maintaining continuous contact.

This elasticity lets rubber form a tight yet flexible closure that stays leak-proof even as parts vibrate, expand or shift slightly.

The other properties listed would disqualify a sealing material — absorbing water, reacting with chemicals or conducting electricity are undesirable in a gasket.
