The correct answer is

261

The substitution rules are: '+' means '−', '−' means '+', '×' means '÷', and '÷' means '×'.

Rewriting 240 + 60 × 4 − 12 ÷ 3 using the actual operations gives 240 − 60 ÷ 4 + 12 × 3.

Applying order of operations: 60 ÷ 4 = 15 and 12 × 3 = 36, so the expression becomes 240 − 15 + 36.

Calculating this gives 240 − 15 + 36 = 225 + 36 = 261.

Hence, the answer is 261.
